Representative example
For a loan amount of 150.000 euros with a repayment period of 240 months, the nominal interest rate (NAR) is 5,99%, while the effective interest rate (EIR) is 6,18%.
The calculation of the total debt and EIR includes interest costs for the entire period in the amount of 107.652,87 euros, real estate insurance policy (197,72 euros), mortgage registration (50 euros), and fee for issuing real estate certificates (5 euros).
The cost of the property appraisal (80 euros) is paid by the bank.
The total amount the client needs to pay is 257.905,59 euros, while the monthly installment is 1.073,55 euros.
A representative example is shown using the calculation from February 1, 2026 with a fixed interest rate for the entire loan period.
