Mr. Edita Dautović, is the head of the Association of Entrepreneurs of Montenegro. A young and creative entrepreneur, who combined her talent with hard work, is a true example of how an ambitious, persistent woman can succeed today in a society full of prejudices and barriers - such as ours.

As a young leader, who owns her own business, she completed her education for a master's degree in economics, business and management and continues with further education.

The real estate business has always attracted her, so in 2006 she founded the Millennium real estate agency. According to Dautović, real estate is a safe business if you approach it in an organized and modern way. In these jobs, according to her, there is no getting rich quick, but there is a secure income for a normal life.

"I started the business as an opportunity for challenges and good chances to realize my own ideas. In 2006, starting a business was equal for everyone. There were no positive measures for the development of female entrepreneurship. Those were the years when I experienced business in the sense of equal opportunities for everyone, that there was no different module, and that there were no differences between men's and women's jobs. I think it was a big challenge to survive as an entrepreneur at that time," Dautović points out.

That the path to success is not easy, but that with work and effort you can survive, today our interlocutor has no dilemma, as she encourages women in Montenegro to find personal motivation and enter into entrepreneurial waters.

"Agenzia Millenium markets its services on the Podgorica market, with highly ranked business staff and potential, enormous work experience and references in mediation and administration. Although I try to have men in the company and employees, I mostly work with women, because they are more diligent, organized and higher quality in the execution of tasks. There is no business jealousy with women, and with men there is often a conflict when a woman is superior. For these reasons, my agency is considered a women's company, which was confirmed by the retraining of 10 unemployed women to perform administrative and intermediary work. Employed I also enabled them to engage in private businesses. I realized the retraining in cooperation with the Labor Bureau in Podgorica," explains the company owner.

Millennium employs and gives equal opportunities to people with disabilities.

The agency supports the training program for persons with disabilities in cooperation with the Employment Agency, through the projects "Knowledge and training for work" and "New knowledge, new chances" as well as the promotion and participation of "Businesses that support the family" in the international competition of Southeastern European countries. opportunities for training and professional education in the country and abroad.

Ten women and four men are employed at Millenium. The owner of the company is a two-time winner of the promotion of female entrepreneurship in the countries of the Western Balkans and Southeast Europe at the Prizren Business Forum in 2014 and 2015, as well as a two-time winner of the prestigious award "The Best Woman of the XXI Century 2015" in the field of real estate for the motherland and the region and "The Best woman of the XXI century 2016" in the field of promoting innovative and social entrepreneurship.

The financial support of the Investment and Development Fund of Montenegro, which supported her with a credit line intended specifically for women in business, was of inestimable importance for Dautović on the way to expanding her business and entrepreneurship.

"If I were to draw a parallel between ten years ago, when I started my business, and now - the difference is huge. Back then there was little talk about female entrepreneurship, there were no incentive measures, and now the situation is much better. Unfortunately, nothing was done as much as possible. It's not about money, it's about not understanding the importance of female entrepreneurship and its positive impact on employment, and thus a better life for families," concludes Dautović.

The housing market is growing, interest on housing loans will fall

When looking at the situation on the market in 2016, this year is also marked, as Dautović said, by a new trend that the apartment rental season continues even after August and September, i.e. the beginning of the year at the faculties.

For buying and renting, there is a greater demand for higher-quality apartments, and a particularly sought-after location in Podgorica, next to the city center, is the area around Delta City, which is slowly taking over primacy. Dautovič explains that the demand for apartments is good throughout the year, and it is expected to increase in the coming year for two reasons.

"Firstly, because more and more people will invest money from the "strawbox" in real estate as one of the most profitable forms of income at the moment, and then because of the increased demand this year, there will certainly be a further reduction in the interest rate on housing loans. After several years of oscillations and falling real estate values in Podgorica and prices finally stabilized in 2017. Prices per square meter, depending on the location, range from 850 to 1.100 euros on the outskirts, up to 1.600 euros for the most expensive part around the Temple. The most sought-after locations in the last two years were are the part of the city around the Delta and apartments at the Old Airport and Zabjelo. The most sought-after were one- and two-bedroom apartments up to 60 euros, and real estate below the market price found a buyer within a few days," explains Dutović.

Hyperconstruction has been pronounced in the last few years, however, construction companies very often directly sell apartments and premises to clients, without the mediation of a real estate agency, which the owner of Millenium points out as one of the business barriers.

"In addition to direct sales, there are a large number of unregistered agents that affect the distortion of the market. They market services in various ways, which, as he explains, has a direct negative impact on the business of real estate agencies. The company also deals with accounting and bookkeeping, based on input of clients from abroad who needed a work permit, residence registration or company registration, so the agency recognized the connection between these two activities and expanded its operations", said Dautović.
