The first bank sold the Titeks resort to Bemax

Construction company Bemax bought from Prva banka an attractive land complex of 11 square meters opposite Hotel "Splendid" in Bečići, the former Titex resort.

This is written in the real estate list that "Vijesti" had access to, where Bemax was registered as the owner of the property from November 15, and the basis for acquiring the property is purchase.

Thus, the bank, of which he is the largest shareholder Aco Đukanović, brother of the head of state and the opposition DPS Milo Đukanović, after a full eight years since the land was confiscated from the company "Slobšar&Cok", a murdered Danilovgrad citizen, due to an unpaid loan Slobodan Šaranović, finally found a buyer.

Đukanović's bank also registered a mortgage on the land complex of 11.235 square meters, on which dilapidated prefab shacks are located, for the amount of 6,6 million euros.

"Mortgage in the amount of EUR 6.602.950 to secure the claim for payment of the purchase price under the sales contract in favor of Prva banka with a due date of October 14, 2024 and a prohibition on alienation and encumbrance without the consent of the mortgage creditor," the real estate listing reads.

6,6 million euros is the amount of the mortgage registered on the land complex of 11.235 square meters on which dilapidated pre-fab shacks are located. For many years, the resort has been home to numerous homeless people and people who come to Budva for bread and butter

For the past few years, Bemax has been engaged, mainly as a contractor for the construction of tourist complexes and luxury hotels on the Budva Riviera. The company is currently engaged in the construction of a tourist complex on Smokvica, close to Režević, two large five-star hotels "Cruiser" and "Falcons" in the very center of Budva on Slovenska beach, the hotel "Kraljičina plaza" in Miločerski Park, and hotels in Bečići and Rafailovići... "roughly built a 12-story condo hotel instead of the former "Zeta Film" near the Old Town.

The company is also a leader in the field of energy. In addition to the work with small hydroelectric plants, they signed up for a consortium with a Chinese investor and the son of the President of Montenegro. Blazo Đukanović for the environmental rehabilitation of the thermal power plant in Pljevlja.

"Bemaks" is reputed to be a company close to the adviser of the head of state, Milo Đukanović, Milan Roćen, who publicly denied the connection several times. According to data from the company register, the founder and executive director of "Bemax" is Veselin Kovačević.

In 2013, Prva Bank took over the former resort from Saranović's company because the loan of 6,5 million euros, which was the mortgage, was not repaid. Years ago, a buyer was sought, and the bank offered an attractive property on its website.

Šaranović, who was killed in March 2017 in a classic sacekuša in Budva, after a few months before he was released from custody in Spuž, where he spent almost three years on suspicion of having organized the murder Nikola Bojović, the brother of the leader of the Zemun clan Luka Bojović, on the wave of the general sale of state property, he acquired Titeks' resort. In 2007, he received the anointed loan from Prva banka, when he mortgaged a land complex in Bečići.

For many years, the resort has been home to numerous homeless people, people who come to Budva for bread and butter. The fact that there used to be a resort for a popular textile factory is evidenced by the reception desk, where the famous inscription "Titex", a former Montenegrin brand, still stands today.

Three years ago, the Municipality of Budva issued urban and technical conditions to Prva banka, which, referring to the Detailed Urban Plan "Bečići", enabled the construction of buildings with a gross construction area of ​​75.676 square meters on that location - a building with a ground floor and six floors, as well as a tower of 12 floors each.

Bemax will have to wait for the construction, because on April 22, the Government of Montenegro made a decision on the creation of the Spatial-Urban Plan (PUP) of the municipality of Budva, which invalidated two controversial planning documents, the "Budva Center" DUP and the "Bečići" DUP.

Namely, until the development of the spatial plan for Budva, which is at least a year, the documentation will not be certified. It is not yet known whether the Spatial Plan will allow the construction of solitaires - hotels and apartments for sale - at that location.
