While the construction of a luxury multi-storey condo hotel with a casino "Merit Starlit" is being hurriedly carried out with Turkish partners on the site of the former "Zeta filma" building near the Old Town, the Budva company of the same name is majority-owned by a businessman from Nikšić. Branislav Bran Mićunović lower bad business results, so it ended last year in the red of 432.652 euros.
This is stated in the financial statement that "Vijesti" had access to, and which Mićunović's company submitted to the Revenue and Customs Administration.
The bad business result last year brought the company's total loss to 2.288.978 euros.
Mićunović's company had a loss in operations in previous years as well, so in 2021 it ended with a loss of 173 thousand euros, in 2020 the loss was 176 thousand euros, in 2019 it was in a loss of 143 thousand euros, in 2018 the loss was 1,3, 2017 million, in 33.751 with a minus of 2016, and in 27.395 with a negative net result of XNUMX euros.
The value of real estate managed by "Zeta Film" has now increased by as much as eight million euros, so compared to 2021, when the value of the property was estimated at 11,2 million euros, it reached a value of as much as 19,1 million euros last year. .
Long-term liabilities are EUR 13,6 million, of which EUR 4,7 million are loans.
Mićunović entrusted the completion and furnishing of the condo hotel to the Turkish company "Merit Montenegro", with which he concluded a joint construction contract at the end of August 2020.
On the site of the former dilapidated "Zeta Filma" building, a multi-story building has sprung up and the sale of apartments in the future condo hotel "Merit Starlit" is widely advertised. The hotel will have 44 hotel rooms, as well as 49 residential apartments, as well as two restaurants, a spa and fitness center, and a casino.
Back in October 2018, "Zeta Film" demolished the old building of "Zeta Film" to the ground, and previously the Ministry of Sustainable Development issued them a building permit for the construction of a condo hotel with a total gross construction area of 15.123,32 square meters. The plan then was to invest 16 million euros in the construction and furnishing of the condo hotel and casino.
Mićunović provided the money for the start of construction from the sale of a land complex of 6.000 square meters in Reževići on the sea foam to the businessman's Savana commercial retail company in Podgorica. Veselin Mijača and allegedly collected about 3,8 million euros from this sale.
At the end of 2017, he also sold a land complex with two unfinished buildings in Mirište, not far from Sveti Stefan - above Miločerski Park.
At the end of 2021, "Zeta Film" paid the last installment on behalf of utilities for the construction of a condo hotel to the Municipality of Budva. During the five years, during which the contract was concluded, the company settled its obligations for the basic utilities within the deadline.
In December 2016, the Municipality of Budva and "Zeta Film" concluded an agreement on the settlement of utilities in installments. In the contract, "Zeta Film" undertook to pay a total of 794 euros in five annual installments for the construction of the condo hotel. Mićunović immediately paid a down payment of 2016 in 145.972, in order to pay a total of three annual installments of 2017 euros in 2018, 2019 and 129.753.
As a guarantee that he will settle the obligation by December 15, 2021, the businessman from Nikšić initially pledged an attractive land complex of 6.470 square meters in Reževići, on which the Municipality of Budva registered a mortgage in January 2017. However, after selling the land complex to Savana Commercial Retail, Mićunović then gave the Municipality a bank guarantee in the amount of 453 euros, which he had left at that time, as a guarantee for the remaining utility debt.
He pawned the post office for half a million
Last year, Mićunović pledged the building of the Old Post Office near the Old Town in the name of a loan of half a million euros, which he intends to repay by the end of September this year. It is a one-story building opposite the future "Merit Starlit".
"Mortgage in the total amount of 500.000 in favor of the bank as mortgage creditor. The repayment period is 12 months and the repayment deadline is September 21, 2023, with the prohibition of alienation, encumbrance and leasing without the consent of the lien creditor", it is written as an encumbrance in the cadastral records.
In September 2017, Mićunović was registered as the owner of Stara pošta, which he previously bought for 3,1 million euros from the Atlas group of businessman Duško Knežević.
At that time, the bank also mortgaged the property for that amount, and Mićunović returned the loan within 36 months, i.e. until the beginning of October 2020, when the property was also freed from all encumbrances. The company of the accused businessman Duško Knežević announced at the time that they had decided to sell the Old Post Office building in order to realize their investment plans at the Jadranski sajam site and in Pržno. However, none of these projects have even started.
