The government's program for solving the housing needs of citizens under favorable conditions, called Velje brdo, is a Montenegrin dream, announced Prime Minister Milojko Spajić and added that the first tenants could move in as early as mid-2026.
At the press conference on the occasion of the presentation of the project, Spajić said that America has the American dream, and that Montenegro will soon get the Montenegrin dream.
"This is an impressive project. "Citizens of Montenegro who have not solved the housing issue will live here, that is, those people who have not been privileged until now and for whom neither the state nor the private sector nor the banking sector have turned their attention," Spajić said.
People will get apartments as they are built in stages. The priority will be tenants, young married couples, single parents, elderly and disabled people, families with children with disabilities.
"For apartments with three bedrooms, that is, 100 square meters, we will have a monthly installment that will amount to 390 euros for 30 years of repayment. This repayment plan will be offered with no down payment. For an apartment of 60 square meters, we will have a repayment which will be a monthly installment of 290 euros. "A square meter will be one thousand euros, and the derived interest is 1,2 percent per year," specified Spajić.
A special fund will be formed, so that the citizens will receive additional support to find shelter.
The resale of apartments will be exclusively possible for the state, which will guarantee the purchase price, which is the purchase price plus cumulative inflation until that moment.
Spajić announced that a website will be opened by the end of the year, so that citizens can send applications and when the entire financial structure will be completed.
"An international international tender for the conceptual solution will also be launched. I am convinced that we will attract great architects," Spajić added.
The Minister of Spatial Planning, Urbanism and State Property, Slaven Radunović, said that this is a big day for Montenegro, because it is the biggest urban project.
"We are planning a completely new town in a part of Podgorica that has been completely unused until now. The total number of inhabitants when everything is finished will be around 42 thousand," Radunović said.
All buildings will have underground garages, and schools, kindergartens and other facilities are planned. It will be 57 percent of park areas.
Housing will be in buildings, slats, and independent construction will be possible. Everything will be incorporated into the new urban concept.
Radunović announced that changes to the Spatial-Urban Plan of Podgorica should be adopted by the end of the year, in order to implement the project.
