Although the state "Plantations" held several auctions for the sale of land yesterday, part of the citizens gathered in front of the administrative building to contest this particular sale.
They claim that the auction also includes their plot of 7,65 thousand square meters, to which they claim, and that they will also demand the return of the land from the parliamentary clubs, the President of the Assembly Andrije Mandić and the Prime Minister Milojko Spajić. They claim that this plot of land has 15 owners, that the state nationalized it and then that it was returned to them in 1994, and then in 2003 it was registered with the state company.
On the other hand, "Plantaž" announced that the citizens' statements were unfounded and that if their rights were violated, they could seek protection from the competent authorities. They emphasized that they have the right to dispose of this land 1/1 and that the prices at the auction were higher than originally estimated. "Vijesti" also asked this state-owned company about the results of the auction, that is, which company made the best offer, but the answers did not arrive by the time the issue was closed.
According to the auction documentation, this land consists of two plots, namely 765 and 766 in the cadastral municipality of Donja Gorica, whose areas are 7,65 thousand square meters and 3,12 thousand square meters, respectively. It should be noted that the Podgorica company "Motorikon Ć&V" has a leased part of the building on plot 765, while part of the building on plot 766 was leased by the Ministry of Internal Affairs (MUP) until the end of October due to the accommodation of employees and equipment for horses in the Equestrian Center "Vranac". . These plots are sold as a whole, and the lowest price was 1,07 million euros.
One of the citizens who claims that the land is his is i Miodrag Berilažić, who emphasized that the owners of plot 765 have been trying to get the land back for 30 years. He also said that each of them has at least one judgment of the Administrative or Supreme Court on the return of land, that is, the right to have the land registered in their name.
"That land was returned to us in 1994. The Municipality of Podgorica later leased the land to Agrocombinat "13. July" for 99 years, and that term has not yet expired. In the meantime, they changed all uses of the land, it was taken as primarily agricultural, abandoned, while later they started renting it out. It's just that someone, who that someone is I can't say, probably put their paw on it. And it is very likely one of these gentlemen who are there to make a bid and take it," claims Berilažić.
He said similarly Jovica Boljević, who pointed out that they gathered to warn potential buyers that they will have big problems with the land - which will be subject to restitution. He announced that he will contact all institutions, parliamentary clubs, Spajić and Mandić, in order to prepare for them the same law, which served as the basis for the return of land in the case of nationalized land in Ulcinj's Valdanos bay.

The state "Plantations" stated that the property in question is not active, that it creates additional real estate tax costs for them and does not contribute to the company's strategic goals. They emphasized that there are no registered encumbrances or restrictions on this land, that it is located in the immediate vicinity of the basement of "Lješkopolje" and the Equestrian Club, but that they will not be sold.
"The initial price is 1.077.500 euros and is increased by about 30 percent compared to the estimate, so the initial selling price is 100 euros per square meter. The company has been facing inherited financial challenges for years, including debts to the Tax Administration and credit institutions, as a result of the irresponsible management of previous managements. In order to stabilize the business and preserve Plantaž as a unique Montenegrin brand, the Board of Directors made a decision to sell part of the real estate that is not in the function of the primary activity. There is not a single formal-legal reason for "Plantaže", as the legal owner and holder of real estate, to be limited in the right to hold, use and dispose of it", said the company.
They claim that the decision to sell is aligned with the investment strategy to diversify operations, modernize production capacities and direct funds to projects that contribute to strengthening competitive advantage and increasing efficiency.
