The Ada Bojana Development Strategy until 2030, which should map out the future of one of the most famous tourist sites on the Montenegrin coast, will be finalized by June 5, after which it will be presented to the relevant state institutions. The first version of the document will be ready in just a few days, confirmed to "Vijesti" the executive director of HTP "Ulcinjska rivijera" Armand Mila, which manages the nudist resort on Ada.

The Strategy envisages the transformation of the existing nudist resort by increasing accommodation capacity to up to a thousand beds, building camping areas and mobile homes, and introducing new facilities - from a spa center and indoor swimming pool, a football field, the first padel court for mini tennis in the municipality of Ulcinj... Mila explains that the key goal is for Ada to grow into a year-round resort that will attract tourists from developed European countries, but also athletes for training thanks to additional sports infrastructure.

"We want to show how we and the experts see Ada's development in the next five years. With that strategy, business and financial plan, we can ask the Government for help in the form of a bank guarantee, so that we as a company can secure a development loan and bring Ada to its full glory," said Mila.

He stated that the management is aware of the fact that the resort with its existing capacity and outdated equipment cannot attract high-paying tourists from France, Germany, Italy, Spain, Scandinavian countries...

"Therefore, we need to ensure that it is renovated for next year in order to attract those markets as well. Of course, this will affect both the company's revenues and development, and it will be a healthy whole, as far as state-owned companies at the level of Montenegro are concerned," Mila emphasized.

The strategy plans to increase capacity to up to a thousand beds, designated locations for campers, caravans and mobile homes, roads and walkways through the settlement, bicycle paths...

"The plan is to put the old part of the settlement, which was demolished, into operation, of course, all in accordance with planning documents and existing facilities and environmental standards. Bearing in mind that this is a kind of reserve, we will try to protect nature in every segment. And let me emphasize, there will be no facilities outside the planned dimensions," said Mila.

He stated that the strategy planned the functioning of the settlement through two parts - Ada ekonomik and Ada lux.

"Ada ekonomik will include the existing capacities, and Ada lux will include these red houses that should be demolished and a part of old Ada that is in ruins. There will also be a spa center, an indoor and outdoor pool, and thus we will ensure that Ada can function as a resort, as a settlement, throughout the year," said Mila.

This is supported by the administration's intention to include a standard-sized football field in the strategy.

"This would create the possibility of athletes coming to prepare because we have ideal conditions for that on Ada, especially considering the sandy beach that is about four kilometers long. And in a way, this could contribute to the entire Ada functioning for 12 months, not four as it is now," Mila pointed out.

This season, the nudist resort on Ada opened its gates for the May Day holidays, when, according to Mila, there were significantly more guests than last year. Preparations, Mila recalled, went smoothly, although they were delayed because the government was also late in paying off a debt of 600 euros.

"Two tennis courts are in operation, and in the coming days we expect two multifunctional courts for basketball, football and volleyball to be completed. These multifunctional courts will be functional for group arrangements, which are extremely important for us at the beginning and end of the season. We are working on making the new beach bar "Merito", which bears the name of the ship that sank where Ada was formed, operational from June 1st. It will have a kitchen, a cocktail bar and completely new inventory in front for all guests," said Mila, stating that renovation works are underway on "Maestral", which will open on May 15th, and from June 20th will have live music for all guests visiting not only Ada, but also other resorts or houses on Bojana.

He announced that a digital ramp will be installed at the entrance by May 20. The price of parking will be one euro per hour until June 30, and two euros from July 1 to September 1.

"So everything is going according to plan and we expect the entire settlement to be at full capacity from June 1st. There will be 550 beds in operation, and we are also working on installing new lighting, benches... Of course, everything is within our capabilities, because the settlement is huge and therefore financial possibilities are limited. But in accordance with our capabilities, we are working as hard as we can to make sure everything is as it should be so that the guests who come can feel it," he said.

He also stated that work is underway to renovate 10 luxury apartments with new furniture.

Starting next year, the first padel court in the municipality will open in Ada.

"Padel is a mini tennis that is extremely attractive and has a big impact in the world, a lot of people who are not able to play tennis play padel. It is a hit in the world and it will last, it will be interesting for guests who will come to us from developed countries," announced Mila.

He expects the season to be 20-25 percent better than last year.

"If we start renovating existing capacities, if everything goes as we envision through the strategy to develop it, revenues will certainly double next year," said Mila.

The agreement with the Coastal Zone brings revenue

"Ulcinj Riviera" has not yet officially concluded an agreement with the Public Company for Coastal Zone Management on the transfer of jurisdiction over about a hundred facilities from the bridge to the mouth, which are located on the island. Mila said he expects this to happen very soon.

"The same agreement will be concluded with the "Budva Riviera", since they have an identical situation there. We have to understand that these are some bureaucratic processes that must be respected and the laws, but we expect that this will be completed in the coming months. This will allow the "Ulcinj Riviera" to generate a significant amount of money, which will be transferred to the account of HTP instead of Morski dobr, which is an extremely large and successful business," said Mila.
