Prva Banka sold an attractive plot of land on the city bypass, right next to the new shopping center "Mega Mall", for 2,1 million euros.
This is confirmed by the real estate register that "Vijesti" had access to, according to which, as of June 25, the company "Euro truck - Motenegro" from Zeta was registered as the new owner of the 2.681 square meter plot of land, which had long been held by the bank of businessman Aco Đukanović. The company, registered for retail trade in parts and equipment for motor vehicles, took out a million-dollar loan because, as stated in the cadastral records, Prva Banka registered the mortgage.
"Recording of a first-tier mortgage based on a pledge statement in favor of the mortgagee Prva Banka to secure claims under a loan agreement in the amount of 2.100.000 euros. Repayment period 10 years, recording of a prohibition on alienation and encumbrance without the written consent of the mortgagee. Consent of the debtor to immediate forced execution without delay."
Prva Banka also announced on its website that the plot was no longer for sale.
"The subject land with a total area of 2.681 square meters is located in the Budva settlement of Boljači Do, on the right side, directly next to the Adriatic Highway (bypass) from the direction of Budva towards Kotor. The location is about a kilometer from the coast, or Slovenska plaža, and two kilometers from the Old Town. The land is located across from the new University building. Across from the plot, towards the coast, there are several multi-storey commercial and residential buildings. The terrain of the plot is relatively flat. The location has the possibility of connecting to all city infrastructure networks. The subject land is not urbanized. The development of planning documentation for the Municipality of Budva is underway," the description of the plot on the bank's website stated.
The bank has been trying to find a buyer for many years. With the construction of a new shopping mall, that part has become one of the most attractive in Budva, and a luxury resort is already being built in the hinterland.
Prva Banka had about a dozen attractive plots of land in the Budva municipality, for which it had been looking for buyers for years.
"Vijesti" recently announced that Đukanović's bank has regained ownership of an attractive land complex in Miločerski Park, which it sold four years ago to the Podgorica-based company "Easy Drive" owned by businessman Aleksandar Aco Mijajlović. Namely, as of February 4 this year, the bank has re-registered on a 6.286 square meter plot in the Miševina location, just above the road in Miločerski Park.
Mijajlović, who was perceived by the media for years as part of the "Grand team" and the former co-owner of the construction company "Bemax", purchased an attractive land complex from Prva Banka in mid-November 2021. "Vijesti" reported at the time that Prva Banka had transferred two attractive properties - the former "Titeks" resort in Bečići to the construction company "Bemax", as well as land in Miločerski Park to Mijajlović's company.
As it was written in the real estate register at the time, 6.286 square meters in the Miševina location were registered as the property of the Podgorica-based company "Easy Drive", and the basis for the acquisition was purchase. At the same time, a mortgage from Đukanović's bank in the amount of 5,1 million euros was registered as a burden on the land.
In addition to this, Prva Banka is also looking for buyers for a plot in Petrovac, with a total area of 6.269 square meters, where a former resort was located.
"The property is located on a steep plot of land located above the bus station in Petrovac, about 500 meters as the crow flies from the sea. The main road passes directly above the location. The building in question in Petrovac was used as a holiday resort of the Ferijalnog savez. The property can be reached via a separate road from the local city road. The building is an old type of villa that was subsequently added. It was built of old natural stone on four cascading floors, where there are five buildings with individual areas of 134, 101, 133, 12 and 8 square meters. The land is urbanized," the bank's website states.
The bank has not announced a sales price for this plot.
A buyer is still being sought for the 14.796 square meter land complex on the Košljun hill above Budva, which the bank took from the Budva-based company "SP Luna" due to an unpaid loan.
A plot of land in Petrovac measuring 330 square meters is being sold for 1.600 thousand.
"The subject property is located in a small coastal town, Petrovac na moru, on the left side of the entrance road leading from the Adriatic Highway to the center of Petrovac. The subject property is accessed by turning right from the Adriatic Highway, heading from the direction of Budva towards Bar, after 800 meters on the access road, the subject property is located on the left side, next to which the road leads to the center of Petrovac," the bank's website states.
A 6.219 square meter plot of land in the Budva settlement of Maine is for sale for 680 thousand euros. As stated in the offer description, the planning documentation envisages individual construction.
Prva Banka is also looking for a buyer for a three and a half hectare land complex in Buljarica. The price has not been announced.
A buyer is being sought for another plot in Petrovac - 1.358 square meters is offered at a price of 420 thousand euros.
A plot of 1.237 square meters in the Kruševica settlement is still for sale, as well as 4.095 square meters in Kuljače above Sveti Stefan.
