In the period from January to June last year, the operations of the company "Adriatic Marinas" ("Porto Montenegro") from Tivat had a direct impact on the gross domestic product of Montenegro of 20.936.000 euros, which represents about 0,6% of the total national GDP.
This is stated in the information on activities for the implementation of priority projects in the field of tourism, which the Government considered at the end of December.
The document states that from the beginning of the project to build the luxury nautical and tourist center and marina for mega yachts "Porto Montenegro" in Tivat in 2007 until the middle of last year, the total amount of investment realized so far was one billion and 21 million euros. Of this, 37,5 million euros were invested in the period from January to the end of June 2025, according to government data.
In the first half of 2025, the total public duties and obligations of the “Porto Montenegro” project to the state amounted to 3.594.000 euros, of which taxes amounted to 2.226.000, customs duties to 781 thousand, and contributions to 588 thousand euros. As of June 30, 2025, the companies implementing the “Porto Montenegro” project - “Adriatic Marinas” and “Regent Hotel” - employed 494 people, of whom 344 were Montenegrin citizens and 150 were foreigners.
"Net allocations for salaries amounted to 4.624.000 euros, which further contributes to fiscal revenues and domestic consumption. During the reporting period, significant investments in infrastructure were made, with the active engagement of a total of 3.072 suppliers, of which 1.834 were domestic and 1.238 foreign, which achieved a strong multiplier effect on the local economy through the supply chain and supporting services," the information states.
It is further stated that in the first half of last year, "Adriatic Marinas" completed all work on the arrangement and furnishing of the new residential and business complex "Boka Place" and its supporting infrastructure, and began administrative preparations for the construction of two new large residential and business buildings called "Vero" and "Versa", which will be built on a plot west of the "Boka Place" complex.
By the way, on the total area of the former Tivat military shipyard “Arsenal” on which “Porto Montenegro” is being developed, of 248.500 square meters, a total of 189.398 square meters of new permanent facilities have been built so far (two hotels and several residential and commercial buildings with apartments for sale on the market). Of this large total area of new construction, however, according to data from the Government Information Service, only a total of 647 available commercial beds in hotels and apartments that are rented on the market have been obtained so far, while all the rest are private apartments. By the middle of last year, the “Porto Montenegro” project had reached 43 percent of “project completion on the plot”.
The Government claims that "Porto Montenegro" has had a significant positive socio-economic impact on Montenegro over the past 18 years, as well as that "the project also has a significant impact on tourism infrastructure."
"As part of 'Porto Montenegro', the first 5-star hotel in Boka Kotorska, 'Regent Porto Montenegro', was opened, and a second hotel of the same category, 'SIRO Boka Place', was recently opened. The number of tourists visiting 'Porto Montenegro' and Tivat annually is constantly increasing, which is mainly influenced by, in addition to the growth in the number of beds in hotels, the arrival of well-known international brands, especially from the fashion and food and beverage industries," the Information states.
