The most attractive land complex, Prva Banka Crne Gore, is selling a 6.286 square meter plot in the heart of Miločer Park, near Sveti Stefan, for 4.000.000 euros, 636 euros per square meter.
This is stated in the advertisement that "Vijesti" had access to.
This means that the bank, majority owned by Aca Đukanović, finally announced the price of the most valuable land plot that it returned to its ownership a year ago, after previously selling it to the Podgorica-based "Easy Drive" company of businessman Aleksandar Ac Mijajlović.
"The properties are located in the municipality of Budva, in the area of the urban settlement of Sveti Stefan. They are located between the settlement road and the Adriatic Highway. This is an originally undeveloped area, overgrown with high and low indigenous vegetation, of great attractiveness. It is located in the zone covered by the Special Purpose Spatial Plan for the Coastal Area. There is currently no valid Spatial and Urban Plan for the territory of the Municipality of Budva, bearing in mind that it is under development, and also, the location in question is not covered by lower-level plans," the advertisement states.
At the beginning of February last year, the bank returned ownership of the plot, which it had sold to Mijajlović's company four and a half years ago.
As "Vijesti" announced, on the same day, November 15, 2021, by reviewing the cadastral records, Prva Banka transferred two attractive properties - the former "Titeks" resort in Bečići to the construction company "Bemax", as well as land in Miločerski Park to Mijajlović's company.
As it was written in the real estate register at the time, 6.286 square meters in the Miševina location were registered as the property of the Podgorica-based company "Easy Drive", and the basis for the acquisition was purchase. At the same time, a mortgage from Đukanović's bank in the amount of 5,1 million euros was registered as a burden on the land.
Mijajlović, one of the leaders of the so-called Grand Clan, is under investigation by the Special State Prosecutor's Office for being part of a police drug cartel that smuggled cocaine.
This is land that Prva Banka took over almost a decade ago from the company "San Investments", which was owned by a Serbian businessman. Stanko Cane Subotic, because she did not return the loan of 2,2 million euros.
Prva Banka tried for years to find a buyer, only to succeed in 2021 with Mijajlović's company, but that deal was apparently not successful either, as the land was returned to its ownership.
The land in Miločer Park is the most expensive real estate sold by the bank when it comes to plots. On the eve of the New Year, "Vijesti" published the prices of the plots, which Đukanović's bank announced, because until then, interested buyers mostly received information upon request. However, the only price that was not published was for the plot in Miločer.
A buyer is still being sought for a large undeveloped land complex on the Košljun hill above Budva, measuring 24.796 square meters, which is for sale at a price of 2.512.700 euros.
As stated, there are two plots, one of 10 thousand square meters, priced at 885.140,00 ¤, and the other of 14.796 square meters, which is offered at a price of 1.627.560 euros.
A land complex in Buljarica, with an area of 34.997 square meters, is offered for sale for 1.070.300 euros, while a plot of 1.358 square meters in Lučice near Petrovac is valued at 420 thousand euros.
The price for an urbanized plot of 1.925 square meters in the Budva settlement of Podkošljun is 750 thousand euros, while a plot of 1.237 square meters in the settlement of Kruševica above Petrovac is being sold for 55 thousand euros.
Prva Banka previously announced the price for a 4.095 square meter plot in the Kuljače settlement above Sveti Stefan, so it is asking 210 thousand euros for the attractive plot.
1.600 square meters at the very entrance to Petrovac are being sold for a more than reasonable price of 330 thousand euros.
A few months ago, the bank sold an attractive plot of land on the city bypass in Budva, right next to the new business shopping center "Mega Mall" for 2,1 million euros.
The Karađorđevićs are still demanding their land be returned.
Part of the land complex in Miločerski Park, which is being sold by Prva Banka, is also claimed by the Serbian royal family of Karađorđević.
Since 2017, there has been a burden in the cadastral records - a record of restitution in favor of Crown Prince Aleksandar Karađorđević and his wife Katarina Karađorđević de Silva, initiated before the Commission for Restitution and Compensation.
The Serbian royal family has initiated restitution proceedings for almost the entire Miločer Park, the villa "Miločer", part of the city of the hotel Sveti Stefan, and on the list of properties they are demanding to be returned to them, they have also included a large spa center on the Queen's Beach itself. The restitution also includes a plot in Pržno, on which a new hotel "Kraljičina plaža" is being built with annexes with apartments for sale. The Karađorđevićs are also demanding part of a 22 thousand square meter land complex registered with the Municipality, above the road through Miločer Park.
Prince Aleksandar II Karađorđević, Katarina Karađorđević and other heirs, through their lawyers, submitted a request on April 7, 2005, to return their entire property in Montenegro.
