When the land is given to the builders, the sea is also good

Anyone who drives these days along the local road from Obala Đurašević to Krašić on the coast of Krtola in the municipality of Tivat will think that they have wandered into Budva during the biggest construction boom, when there was no talk of an economic crisis.

On the mentioned stretch, which is about three kilometers long, fifteen buildings, mostly apartments for the market, are currently being built on ten active construction sites marked according to the regulations.

All this is presented under the euphemism of building "exclusive tourist facilities", that is - villas for tourist accommodation and the like.

Machines at every step

Machines, cranes and workers occupied several extremely attractive locations where villas and apartments are springing up for sale on the market, the investors of which are Russians, several companies and citizens of Montenegro, and in one case a citizen from Serbia.

Thus, on Kaluđerovina, the Russian-owned company "Brobužar" from Tivat is building two buildings "for tourist accommodation" with a total area of ​​about 770 square meters, and in its immediate neighborhood a "tourist village" of four villas with a total area of ​​2.820 square meters is being built by the company "Sea trade" from Podgorica. ".

A little further towards the Krašićs, the Russian Yevgenij Ivančikov is the investor of a "mixed-use facility" with an area of ​​200 square meters, and even further, his compatriots Yevgenij Kosov and Galina Kanjuka are building two tourist villas with an area of ​​1.374 square meters. "Quatro A company" Budva is the investor of a tourist villa of 448 square meters which is being built on a slope towards the sea, just after the junction from Rogač towards Kakrac and Bjelile, and a tourist villa of 185 square meters on the seashore in Krašići is also being built by a certain Aleksandar Čenić from Belgrade.

Fifty meters away, down the road towards Petrovče, in Krašići, Željko Petrović from Podgorica is building a 200-square-meter tourist villa, while Russian Viktor Sulima is building two residential buildings of 120 and 257 square meters a little further down the road on the narrow coastal belt.

Diving club

A tourist villa of 155 square meters is also being built there by the company "Stadion" from Podgorica. The picture of the "building boom" in this part of Krtol is completed by two nearby construction sites of the Tivat company "Miks 2006", which is building a villa of 177 square meters and a "diving club" of about 240 square meters at a location below the road to Petroviće.

What, however, terrifies the local population is the fact that a number of new buildings that have been started in the area from Obala Đurašević to Krašić are being built literally in the sea, on a narrow rocky coastal strip below the route of the local road to Petroviće.

At the same time, some investors did not go beyond filling the sea under their construction sites with earth and stone, so all together currently presents a very ugly and sad picture of an irresponsible attitude towards space and nature in general.

The largest number of building permits for buildings currently being built in the mentioned area was issued by the Ministry of Sustainable Development and Tourism, and somewhat less by the Secretariat for Spatial Planning and Environmental Protection of the Municipality of Tivat, in accordance with the planning solutions from the state location study for part of sector 27 and sector 28 and 29 which was adopted by the Government two years ago with minimal influence from the local community whose territory these planning documents refer to.

The municipality issued four permits

"We issued four construction permits for the facilities that are currently being built in the marine property zone on the Obal Đurašević-Krašići stretch, while the rest of the permits were issued by the Ministry of Sustainable Development and Tourism before it was transferred to local self-government in July 2011. Permits were issued in accordance with the valid planning documents - state site studies for the area, and these planning documents are implemented as they were adopted by the competent authority at the time," Tatjana Jelić, secretary for spatial planning and protection of living space of the Municipality of Tivat, told "Vijesta" yesterday. .

She added that the Municipality does not have inspection bodies that would control whether the buildings in the mentioned area are being built in accordance with the issued permits and whether there is illegal filling of the sea, because that is the job of the Construction Inspection of the Ministry of Sustainable Development and Tourism, that is, the Water Management Inspection of the Ministry of Agriculture and Rural Development. .

"In any case, we will request that these inspections go out to the field and carry out controls," said Jelić.

The spokeswoman of JP "Morsko dobro" Sandra Radulović said that the Control Service of that JP will visit the coast of Krtola and assess the situation on the ground.
