The company Adriatic Marinas from Tivat, which is developing the project of a luxury nautical resort and a marina for mega yachts Porto Montenegro, has decided to expand the list of countries in which it operates on the luxury real estate market, so it has launched sales to citizens of Pakistan, to whom it also offers Montenegrin citizenship.

In June, the former Government of Prime Minister Duško Marković (DPS) accepted the request of the Adriatic Marinas-Porto Montenegro company from Tivat to include the project of the continuation of the construction of the luxury nautical-tourist center complex in Tivat, with its new hotel complex, on the "List of priority projects in the field of tourism". and residential-business facilities called Boka Place. By entering the "List of Priority Projects", their investors receive a number of administrative and fiscal advantages for the realization of these projects, and one of them is the possibility that those who invest their money in these projects will also receive Montenegrin citizenship. It is about the granting of citizenship "by admission for the realization of a special investment program of special importance for the economic and economic interest of Montenegro", which is known among foreign investors in Montenegro as CBI.
A development project in the field of tourism means the construction of a hotel/mixed complex: with five stars in the coastal region or Podgorica, or at least four stars in the northern or central region. A minimum investment of 15 million euros in the coastal region or Podgorica, or 5 million euros in the northern or central region, employment of 80, or 25 people and at least 60 accommodation units in the coastal region or Podgorica, or 35 in the northern or central region is necessary.
Half a year ago, the government accepted the inclusion of the project for the construction of the "Boka Place" hotel in Tivat under a mixed form of business, which was nominated by the company Adriatic Marinas-Porto Montenegro, i.e. its daughter company PM 4.1. The government accepted the argument of Adriatic Marinas that their owner - the state investment corporation of Dubai - ICD, accepted to finance the construction of this hotel, the value of which is estimated at 43,67 million euros. The five-star hotel will operate according to the so-called mixed form of business (condo), and will have 240 accommodation units and 96 new jobs will be created in it.
"The submitted business plan stipulates that the investor, in accordance with the law, will offer for sale a maximum of 144 accommodation units within the framework of a special investment program of special importance for the economic and economic interest of Montenegro. At the same time, the application stated that on November 15, 11, a management contract was signed with the company Kerzner International, a leading international company engaged in the construction and management of resorts, destinations, ultra-luxury hotels and innovative experiences in the field of entertainment and games of chance. The mentioned company is, among other things, the author of Brenda One&Only and Atlantis Resort in Dubai", the Government announced at the time.
Porto Montenegro started the construction of Boka Place about a month ago, and plans to complete the complex with a total of six large residential and commercial buildings, with a total area of about 75 square meters, in the second quarter of 2023. within eight years from the opening of the hotel.
Hotel Boka Place is the central part of the whole new complex of buildings that Adriatic Marinas is building along the Adriatic highway, in the northern and northeastern part of Porto Montenegro, which will, among other things, contain apartments for sale, shops, cafes, a cineplex cinema and a small market center, and a couple of swimming pools and a number of public facilities for sports and recreation.
According to unofficial information, apartments in the part of this complex that is included in the list for the CBI program have already been bought by twenty buyers from abroad, while there have been no sales of apartments in the building, which is not intended for the owners of these properties to receive a Montenegrin passport along with the keys to the apartment.
As a special curiosity from Porto Montenegro, they unofficially point out the fact that several clients who come from the USA and have American citizenship have already bought the real estate that provides them with Montenegrin citizenship.
