The company "Coinis" from Podgorica is the investor of the five-story building on the corner of Bokeška Street and Stanko Dragojević Boulevard, one of the owners and the executive director confirmed to "Vijesta" Anton Jurovicki. He also said that the plan is to move the business premises of "Coinis" into the future building, and that their condition is to preserve in every way the House of Vujović, a ruined building in Bokeška, built at the beginning of the 20th century in Mirko's town.
Jurovicki also said that, in addition to insisting that the House of Vujović be preserved, their condition is that the future building fits into the existing environment and, as he said, "does not stand out from the environment."
The lay public reacted violently on social media after the photos of the project appeared.
As in the data of the Real Estate Administration, as the owner of plot 3857 on which construction is planned, another company - "Corner Construction" is listed, Jurovicki told "Vijesta" that this company from Podgorica will actually build.
"Corner Construction" also built a building on the corner on the other side of the Montenegrin National Theater (CNP), on the corner of Vučedolska and Stanko Dragojević Boulevard.
According to cadastral data, on plot 3857, which is owned by the company "Corner Construction", there is a family residential building with an area of 344 square meters, an auxiliary building with an area of 18 square meters and a yard with an area of 274 square meters. Purchase is stated as the basis of acquisition. In the real estate list, it is written that the plot at "Corner Construction" was registered on September 17, 2021, and the change, according to the same data, was registered on March 22 of this year.
In the list of immovable properties dated September 7, 2021, there is also a record of the dispute regarding the lawsuit filed by the company "Integra" at the Basic Court in Podgorica on June 23, 2021 against Aleksandar Burzan, Danilo Vujović, Lidija Šaranović, Mihailo Vujović, Mirjana Stamatović, Mladen Vujović, Svetozar Vujović, Svetlana Perović and Milena Cerović.
The mortgage was registered at the beginning of March. In that part of the real estate list, the date October 12, 2021 is stated, that the creditor is "Coinis", the mortgage debtor is "Corner Construction".
"Debt 1.628.410 euros, deadline 12 months from the date of submission of the application for the construction of the building, with the possibility of an extension for two months + a note prohibiting alienation and encumbrance and leasing without the prior written consent of the mortgage creditor + consent to immediate enforcement without delay", it says , among other things, in the real estate list.
The portal gradnja.me announced recently that the Ministry of Ecology, Spatial Planning and Urbanism has approved the preliminary design prepared by the Komatina project bureau from Podgorica for the business building on the location where the Vujović House is located.
"Due to the presence of various conceptual ambiguities and inconsistencies in the technical description of the conceptual design and the neglect and ignoring of one of the key elements of the construction tasks - the Vujović House - we are transmitting the text from the Technical Description of the conceptual design in the original as contained in the project documentation that received approval from the competent Ministry" , they stated, among other things, on that portal.

In the description of one of the illustrations of the future building, which shows how the Vujović House would fit into the office building, the portal gradnja.me states that it is "an arbitrary interpretation of the Vujović House in its appearance".
"Windows in the positions of balcony doors. The dimensions and characteristics of the facade elements are inauthentic," the portal writes.
With another illustration, they add that "facade pilasters were introduced at the ends of the building" at the House of Vujović.
"The columns supporting the balcony of the first floor are inauthentic, with an accentuated base. First floor windows reduced. The facade dimensions are incorrect, the shadows are wrong," the description of the illustration reads.
Referring to the text from the technical description of the conceptual solution, that portal also writes that it is stated that the business building was designed, among other things, based on the urban planning and technical conditions issued on December 21, 2021 by the Secretariat for Spatial Planning and Sustainable Development of the Municipality of Podgorica.
The building was designed on urban plots UP36, UP37 and UP38, within the scope of UP "Nova varoš - Blok E", which are located on cadastral plot 3857, KO Podgorica II, with a total area of 571,42 square meters. It is also added that the permitted built-up area is 2991 square meters, and the realized area is 2839,83 square meters.
According to the same data, the permitted occupancy of the plot is 459, and the realized occupancy is 438,78. At the location, the floor plan is allowed Floor+3+Pk on UP36 and Floor+m+3+Pk on UP37 and UP38, and realized, according to the documentation, Po+Pv+3+Pk on UP36 and Po+Pv+m+3+Pk on UP37 and UP38.
"Coinis" was founded in 2014. According to data from the Central Register of Business Entities, Jurovicki's share is 40 percent, while the share of his partner is XNUMX percent Dejan Petković 60 percent.
According to the financial statement available on the portal of the Revenue and Customs Administration, in 2021 "Coinis" generated sales revenue in the net amount of over 45 million, while the net comprehensive result of the company at the end of last year was about 2,48 million .
The Vujović House in Bokeška Street, according to an earlier article by gradnja.me, is a typical example of a Podgorica house that was built at the beginning of the 20th century in Mirkova varoša.
"One of the few that escaped the Allied bombing and became a reminder of how the town hall was once formed, today it is a ruin due to neglect," writes that portal.
The Vujović house has been in a ruined state for years.
The non-governmental organization "Kana - who is not an architect" stated on Facebook yesterday that the plan from which the visualization of the facades and floors of the buildings in Bokeška Street was taken dates from 2011.
"It's called the Urban Project 'Nova Varoš - Block E' in Podgorica, and it was done for the Agency for Construction and Development of Podgorica as the client (the client, therefore, the capital city of Podgorica). This plan is still valid - that is, according to it, what we have now is planned, projected and allowed", they stated from "Kana".
The plan was made by "Inkoplan", a firm of architects Nikola Drakić, who a few years ago approved the construction of a skyscraper next to the "Podgorica" hotel. Drakić was a mentor at the university, and then the employer of the current chief city architect Filip Aleksić.
