Housing loans for apartments under construction are approved in the amount of 5.000 to 300.000 euros with a repayment term of 12 to 300 months with a fixed nominal interest rate of 3,99% (EKS 4,16%) and a loan approval commission of 0,5% . As a means of security for these loans, it is necessary to provide a mortgage over the residential space that is the subject of sale, insured in favor of CKB.
Representative example: For a loan amount of EUR 40.000 with a repayment term of 300 months, the nominal interest rate (NKS) is 3,99%, while the effective interest rate (EKS) is 4,16%. The calculation of the total debt and EKS includes the interest costs for the entire period in the amount of 22.810,31 euros, the costs of the loan approval fee (200 euros), the cost of two bills of exchange (4 euros) and the cost of inquiries to the Regulatory Bureau (3 euros) , as well as real estate appraisal (60 euros), real estate insurance policy (in this case 197,72 euros), mortgage contract (170 euros), mortgage registration (20 euros), as well as fee for issuing real estate certificate (8 euros). The costs of real estate appraisal and real estate insurance policy are calculated on the concrete example of real estate, which is pledged as security, with a size of 87 m2. The total amount that the client needs to pay is 63.473,03 euros, while the monthly installment is 209,37 euros. A representative example was made on the example of the calculation from 26/05/2022.
