Podgorica businessman's company "Easy Drive" Aleksandar Ac Mijajlović is no longer the owner of the large land complex in Miločerski Park, but this attractive piece of the century-old park has been returned to the ownership of Prva Banka.
This is confirmed by the real estate deed that "Vijesti" had access to, which states that the bank is in majority ownership. Aca Đukanović As of February 4th of this year, it was re-registered on a plot of 6.286 square meters in the Miševina location, just above the road in Miločerski Park.
Mijajlović, former co-owner of the construction company "Bemax", in mid-November 2021 purchased an attractive land complex from Prva Banka, which had been selling it for years.
As "Vijesti" reported at the time, on November 15, 2021, Prva banka transferred two attractive properties - the former "Titeks" resort in Bečići to the construction company "Bemax", as well as land in Miločerski Park to Mijajlović's company.
As the real estate register stated at the time, 6.286 square meters at the Miševina location were registered as the property of the Podgorica-based company "Easy Drive", and the basis for the acquisition was purchase. At the same time, a mortgage from Đukanović's bank in the amount of 5,1 million euros was registered as a burden on the land.
"Mortgage in the amount of 5.117.500 euros to secure the claim for payment of the purchase price under the sales contract in favor of Prva Banka (seller) with a maturity date of October 14, 2024 and a prohibition on alienation and encumbrance without the consent of the mortgagee," the real estate listing stated.
Upon reviewing the cadastral records, the million-dollar mortgage of Prva Banka was deleted from the encumbrance, but the bank is now registered as the owner, while the basis for acquiring the property is listed as a "legal transaction".
Mijajlović was arrested in February 2024, when an order was issued to initiate an investigation, and in mid-April of the same year, the Podgorica High Court accepted a bail of 1,1 million euros to defend himself from charges by the Special State Prosecutor's Office for creating a criminal organization and cigarette smuggling. An indictment has not yet been filed in that case.
This is a country that is owned by a bank whose majority shareholder is Aco Đukanović, brother of the former head of state and honorary president of the opposition DPS. Milo Đukanović, took over almost a decade ago from the company "San investments", which is backed by a Serbian businessman Stanko Cane Subotic, because she did not return the loan of 2,2 million euros.
Prva Banka has been trying to find a buyer for years, and at one point it even succeeded when a Podgorica company, also backed by a certain Albanian businessman, became interested, but the sale and purchase agreement did not materialize.
Prva Banka has once again announced the sale of a land complex in Miločerski Park on its official website.
"The properties are located in the municipality of Budva, in the area of the urban settlement of Sveti Stefan. They are located between the settlement road and the Adriatic Highway. This is an originally undeveloped area, overgrown with high and low indigenous vegetation, of great attractiveness. It is located in the zone covered by the Special Purpose Spatial Plan for the Coastal Area. There is currently no valid Spatial and Urban Plan for the territory of the Municipality of Budva, bearing in mind that it is under development, and also, the location in question is not covered by lower-level plans," the bank's website states.
The Karađorđevićs demand their land be returned
A third of the land complex that Prva Banka returned to its ownership is still claimed by the Serbian royal family, the Karađorđević.
Namely, the cadastral records contain a burden - a record of restitution in favor of Crown Prince Aleksandar Karađorđević and his wife Katarina Karađorđević de Silva, initiated before the Commission for Restitution and Compensation.
The Serbian royal family initiated the restitution procedure for almost the entire Miločer park, the "Miločer" villa, part of the Sveti Stefan hotel, and on the list of real estate they want to be returned to, they also included a large spa center on Kraljičina beach itself. The restitution also included plots in Pržno, where the new hotel "Kraljičina plaža" is being built with outbuildings with apartments for sale. The Karađorđevićs also claim a part of the land complex of 22 thousand square meters registered with the Municipality, above the road through the Miločerski Park.
Prince Aleksandar II Karađorđević, Katarina Karađorđević and other heirs, through their lawyers, submitted a request on April 7, 2005, to return their entire property in Montenegro.
