Although the state should have terminated the contract for the lease of St. Stephen's in September, given that the deadline for Adriatik Properties to open a city-hotel at the request of Morski Dobr expired, the government has not announced anything on this issue yet.
Minister of Economic Development Nik Đeljošaj told Television Vijesti that the information about this is internal, but he is convinced that the state will find the best solution.
The Sveti Stefan Local Community (MZ), on the other hand, says that if the Government does not give them specific information, they will organize a protest in about fifteen days.
The lock on St. Stephen's Gate survived this season as well. If and when it will be unlocked, there is no information even more than a month after the expiration of the deadline that Morsko do gave to the Adriatik Properties company to open the hotel complex, so that the Government would not unilaterally terminate the contract.
"Here it is more than evident that the contract is being violated, that the contractual obligation has been violated by the lessee, that the obligations towards the state of Montenegro have not been fulfilled, that Sveti Stefan is being devastated in every sense year after year", pointed out Blažo Rađenović from the Ministry of Health Sveti Stefan and the president of the Budva board of the Civic Movement URA.
If the Government does not inform the public in the next two weeks about what it has done so far in this matter, and what are the concrete steps towards a solution, the residents of Sveti Stefan will organize a protest, says Radjenović.
The Minister of Economic Development and Deputy Prime Minister, on the other hand, points out that due to the label "internal" he is not able to speak publicly about the dispute with the tenant of "Sveca".
"The Government of Montenegro protects and will protect state property in all cases. This is a major inherited problem, which the competent ministries are facing, and we are working on a solution every day. And in this case, I believe that we will find the best possible solution in accordance with the law," he said. is Minister of Economic Development Nik Đeljošaj.
Morsko dobro, headed by Mladen Mikijelja, on August 7 warned the lessee to open and arrange the bathing areas, which were given to it on a multi-decade lease, within 30 days.
Neither Goran Bencun nor Mikijelj, the executive director of Adriatik Properties, answered the calls of Television Vijesti.
The former president of the Management Board of Morski dobr suspects that the Government's attitude towards the tenant changed at the end of the summer, when, as he claims, Prime Minister Milojko Spajić met with them.
"It is clear that behind it, given that it was not a transparent meeting, that it did not take place in the Government but in the Hotel Maestral, there is some hidden intention on the part of the 44th government, and somewhere we see why the administration is silent until today," said Radjenović. .
Democratic Montenegro believes that it is time to terminate the contract, where they emphasize that it is necessary to investigate who is really behind the lease of St. Stefan.
"I think that the time will come very soon for us, in fact, to find out that the actual tenant of the Sveti Stefan hotel is not Mr. Statis or, I don't know who, but that it is a domestic tycoon, so to speak, who is via various offshore destination came in and wanted to buy the most beautiful and precious pearl of the tourism industry of Montenegro," said Zdenka Popović (Democratic Montenegro).
The party, during whose government the lease contract for Sveti Stefan was signed with Adriatik Properties, says that the tourism industry is suffering the most due to the conflict between the Government and the lessee.
"These announcements, the scaremongering of the investors themselves and everything that we have in Montenegro are contrary to what the economy of Montenegro should be, which is to attract those investors who need to invest, and not to deal with the termination of contracts, that the world's largest we are driving brands out of Montenegro", said Nkola Milović (DPS).
In the 2007 contract for the lease of Svetog Stefan, the jewel of the Montenegrin coast was handed over to Adriatik Properties for three decades, with the condition that the hotel must be open for 11 months.
Eight years later, that period was reduced to eight months, and the management of the Adriatic "Svec" was extended to 42 years.
