Kotor will get another five-star hotel in two and a half years, and the company "CG Hotel" stands behind the 35 million euro project with 120 rooms.
The hotel is being built under the Kotor-Risan highway, at the confluence of the Škudra river with the sea, and the completion of the works is expected in two and a half years.
As the investor told "Vijesta", works on the protection of the foundation pit are currently completed, and after construction, the hotel will be handed over to the management of the company "Marriott Intl.". This American company manages 8,8 hotels in almost 140 countries.
On the plot where the hotel with 252 beds is emerging, there used to be a Hospitality and Recreation Center (URC). That building was demolished in 2005, and until now the land was used as a concrete-sand parking lot. "CG Hotel" clarified that they bought the plot for five million euros, and that they intend to invest 35 million euros in the project.
The contractor is the company "Briv construction", and the location is separated from the Freedom Park in Kotor by the river Škudra, while the Old Town is also nearby.
Hotel, swimming pool and promenade...
The hotel will have two underground floors, a ground floor and three floors, and will be up to 14 meters high. The total area of the plot is about 7,5 thousand square meters, while the building is being built on 3.671 square meters. According to the environmental impact assessment report, the underground floors will have a parking lot with 98 spaces, a main kitchen, a staff cloakroom, a canteen, a block of hotel warehouses, tanks for swimming pools and a fountain... It is planned that 100 workers will work in two shifts.
According to the elaboration, in addition to the hotel, a public hotel swimming pool and a promenade will be arranged, which will lead from the building and the swimming pool along the coast of Škudra to the nearby bridge. The restaurant, lobby and hall are planned to face the sea, while the business premises on the ground floor will face the highway. It is emphasized that in this way, walkers will have access while the accommodation will be on the floors, with spa, wellness and other services. It is added that the building will be connected to the city's water supply, while, since there is no sewage network, a drain will be built to the street network of public sewage. Treatment of kitchen water for fat separation is also planned.
It is emphasized that the terraces and roofs will be rich in greenery and that all existing pine trees have been retained. There are coniferous and evergreen trees on the plot, which according to the study should be preserved, but those that are not worth keeping, or that obstruct communication corridors and infrastructure, will be cut down. It is emphasized that the row of pine trees along the highway will be preserved.
Among the interesting things from the study, it is estimated that approximately 0,2 percent of waste water enters the Bay of Kotorska from the total mass of water in the bay.
It is stated that during the execution of the assembly and finishing work, harmful gases, dust and steam could occur. It is added that there will be emissions of harmful gases and noise due to the operation of the machinery, but that unpleasant odors and significant vibrations are not expected. It is emphasized that this is a temporary pollution that will not significantly affect the environment. Losses and damage to plant and animal species and habitats are not expected either, because it is a sandy land on which there was a parking lot, and a deep foundation will be made and 120 piles will be installed.
It was emphasized that during the summer tourist season, from the end of May to the beginning of October, there will be no work on the building.
The biggest challenge was UNESCO
"CG Hotel" stated that one of the biggest challenges was obtaining the necessary permits and consents, especially the consent of the United Nations Educational, Scientific and Cultural Organization (UNESCO). They pointed out that they waited for that approval for almost two and a half years, so they started the work only in 2023. They stated that they have all the necessary approvals for the continuation of the work.
The Kotor part of the bay is on the UNESCO list of World Natural and Cultural Heritage, included by the decision of the Committee for World Heritage from October 1979. This municipality has a rich cultural heritage with a large number of protected cultural and historical monuments, and certainly the most important among them is the Old Town, which is classified as a cultural monument of the 2000st category. Due to the nature and marine biodiversity, the Bay of Kotor-Risan was declared an Emerald area, or later "Natura XNUMX", which means that it is an area that is extremely important for the protection and preservation of plant and animal species and their habitats.
According to the study, there is a possibility of finding archaeological remains at the hotel location, which is also recognized by the Heritage Impact Assessment Study (HIA). It is added that the land was already shaped by construction works in the 1960s, and later at the beginning of the 20th century, but that supervision is required due to the extent of the underground floor.
There are no protected, rare and endemic plants on the plot. Given that the plot is of a small area and that it is part of the urbanized part of the city, there is neither a greater presence nor diversity nor protected animals, and that rats, mice, seagulls, pigeons, sparrows, swallows, lizards can live here permanently or temporarily. , snakes, frogs, insects...
In the elaboration, it is pointed out that the "CG Hotel" received the urban-technical conditions (UTU) from the Kotor Secretariat for Urban Planning, Construction and Spatial Planning in January 2021, for the preparation of technical documentation for the construction of the hotel. In that month, they also received a decision on conservation conditions from the local Administration for the Protection of Cultural Properties. During the operation of the hotel, apart from the land that will be occupied by the buildings, one part will be used for infrastructure, while the rest will be greened, while the building will respect the spirit of the city in appearance.
