The Government of Montenegro established the Draft of Amendments and Supplements to the Detailed Urban Plan "Golf and Donji Radovići Zapad", which was completed in December, by order of the Ministry of Sustainable Development and Tourism (MORT), by the author's team led by Ksenija Vukmanović, a graduate in architectural engineering.
The draft has been put up for public discussion for fifteen days, which will be organized by the Ministry of Sustainable Development and Tourism. The changes and additions to this DUP, which were made in the summer of last year on the basis of the Government's decision, cost 7.000 euros, and that planning document was changed at the initiative of the investor - the company "Luštica Development" from Tivat, which covers about seven million square meters of the Tivat part of the peninsula. Luštica is building a new tourist resort "Luštica Bay" worth more than one billion euros.
DUP "Golf and Donji Radovići zapad", covering an area of 212,76 hectares, is part of this complex.
That planning document in its largest part deals with the future large golf course on Luštica, but also golf villas, mixed-use facilities, central and tourist activities with associated infrastructure and greenery.
"The aim of making amendments and additions is to review the urban plan and harmonize it with the development needs for the further realization of the tourist-residential complex", it says in the explanation.
Originally, that DUP was adopted in 2011, and its amendments were already made in 2016 and 2018. According to the latest changes, which will be discussed in public, the degree of construction within the scope of that DUP increases and now the construction of a total of 280.280 square meters of gross construction area of various buildings is planned, which is slightly more than 12 thousand square meters more than before.
The largest part of that increase refers to the increase in the gross construction area of the most exclusive buildings - golf villas, and partially also to the increase in buildings intended for low-density and mixed-use housing.
The government also determined and submitted to a fifteen-day public discussion the draft of amendments to the DUP "Donji Radovići centar", which was also done by the author's team led by Ksenija Vukmanović and whose creation MORT cost 7.000 euros. Changes to that plan, which includes an area of 35,93 hectares, on which work began in the summer of last year, were undertaken at the initiative of the investor, the company "Luštica Development".
That DUP was originally adopted in 2011 and has already been amended once in 2018. It defines the contents of mixed use and central activities, education, culture and social protection, as well as tourism with the necessary infrastructure and greenery. The amendments foresee the construction of capacities up to 208.683 square meters of gross construction area, which is almost 14 thousand square meters more than the valid DUP "Donji Radovići Centar" provides.
